Pricing & Fees

Your listing fee covers everything needed to get your home professionally listed on the GEPAR MLS — the same system used by traditional agents. This includes full syndication to Zillow, Realtor.com, Redfin, and 10,000+ platforms, all required TREC-compliant listing paperwork, unlimited listing updates, and direct broker support throughout the process.

Essentials ($95 upfront + $495 at closing) gives you full MLS access, syndication, and broker support — ideal if you're comfortable managing showings yourself. Advanced ($495 upfront + $995 at closing) adds professional photography, a yard sign, and a secure lockbox. Full Service ($599 upfront + 1% at closing) provides a dedicated licensed agent who handles your entire sale from pricing to closing — including professional photography, signage, and lockbox.

None. Your costs are the listing fee and the closing fee — both clearly stated upfront before you sign anything. The only additional costs are optional add-ons you choose (like virtual staging or a 3D tour) and whatever buyer's agent compensation you decide to offer in the MLS.

It's not legally required, but we strongly recommend offering competitive buyer's agent compensation (typically 2–3%) in the MLS. Over 85% of buyers work with an agent. Offering an incentive ensures local agents actively show your property to their qualified buyers, which typically leads to a faster sale and stronger offers.

The closing fee is collected at the title company on the day your home closes — the same way traditional agent commissions are handled. You never pay the closing fee out of pocket. It comes from the proceeds of your sale.

The Listing Process

Once you submit your listing details, a licensed ProGen broker reviews your information for accuracy and TREC compliance. We prepare your listing paperwork, send it for electronic signature, and once signed, your home is typically live on the MLS within 24 hours. From there, syndication to Zillow, Realtor.com, and thousands of other sites happens automatically.

Most listings go live within one business day of receiving your signed listing agreement and property details. If you have professional photos ready, it can be even faster.

No. Your listing appears exactly the same as any listing from a traditional 6% brokerage on the MLS, Zillow, Realtor.com, Redfin, and every other platform. Buyers and agents cannot tell the difference.

With our Essentials and Advanced tiers, buyer and agent inquiries are forwarded directly to your phone and email so you stay in control. With Full Service, our team handles all communication, screens buyer qualifications, and coordinates showings on your behalf.

Absolutely. Price changes, new photos, updated descriptions — all listing modifications are unlimited and included at no extra charge across every tier.

Commitment & Terms

The standard listing agreement is 12 months, giving your home maximum time on the market. The listing fee is a one-time investment to get your property live and working for you — it is non-refundable as it covers the broker's time, compliance work, and MLS activation performed on your behalf.

You only pay the closing fee when your home successfully sells. If your listing period expires without a sale, you owe nothing beyond the original listing fee. There is no closing fee, no penalties, and no additional charges.

With Full Service, your dedicated agent reviews every offer, advises you on terms, contingencies, and buyer strength, and negotiates on your behalf to maximize your net proceeds. With Essentials and Advanced, your broker is available to answer questions and help you evaluate offers, but final decisions are always yours.

Trust & Credentials

Yes. ProGen Real Estate is a fully licensed Texas real estate brokerage operating under TREC regulations. Every transaction is overseen by a licensed broker, and all listing paperwork meets the same legal standards as any traditional brokerage in the state.

FSBO sites let you advertise, but you're not on the MLS — which means agents and their buyers don't see your home. Other flat-fee services often charge hidden fees or provide minimal support. ProGen gives you actual MLS access through a licensed Texas brokerage, full syndication, TREC-compliant paperwork, and real broker support — at a fraction of the traditional cost.

Yes. We regularly work with military families at Fort Bliss who need to sell on tight PCS timelines. Military families get $199 off closing fees on any plan. Our Full Service tier handles the entire process — especially valuable when you're relocating out of state and can't manage showings yourself.
