Do I need a buyer's agent for new construction?
Yes — and it costs you nothing. The builder pays the buyer's agent commission. Without your own agent, the only person at the table representing you is the builder's sales agent, whose job is to protect the builder's interests, not yours. A ProGen agent negotiates on your behalf from the first visit through closing.
Can I negotiate the price on a new build?
Builders rarely reduce the base price because it affects comparable sales for the entire community. However, they regularly offer closing cost credits, rate buydowns, free upgrades, or appliance packages. A buyer's agent who knows builder incentive cycles can save you thousands in negotiated extras.
What about upgrades — should I add them through the builder?
Some upgrades (structural options, electrical pre-wires, plumbing rough-ins) must be done during construction. Cosmetic upgrades like backsplashes, light fixtures, and landscaping are almost always cheaper through outside contractors after closing. Your ProGen agent will advise which upgrades to buy from the builder and which to handle yourself.
How long does it take to build a new home in El Paso?
